Basis of measurement & assumptions. Quantities are measured directly from the drawing's vector geometry (areas and lengths), prepared on NRM2 principles and priced on indicative all-in rates — cross-checked against live supplier pricing at quote stage. Nothing is issued to a client until a Supreme estimator confirms it.
- Site clearance is measured over the gross plot area (not net of the building/driveway footprints).
- Assumes a reasonably level site, standard ground-bearing conditions, no rock or contamination, and normal access.
- Excludes: ground investigation, abnormals/contaminated-ground disposal, statutory & utility connection fees, professional fees, party-wall, planning conditions, and VAT unless shown.
- Curved features (arcs, circles, splines) and enumerated items (manholes, gullies) are flagged needs QS for manual measure.
